Panorama Acres 2 History

New River Panorama Acres II is a subdivision located in Pulaski County, Virginia. Comprised of 28 separate lots ranging in size from 1.5 to 4.4 acres, this subdivision offers spectacular views, excellent building locations, and recreational amenities--all at an exceptional value. Just 10 miles from I-81 (Exit 94), Panorama Acres II overlooks New River as it forms Claytor Lake and borders the New River Trail State Park.

Planning and the early development stages of the subdivision began  in 2003. Gene and Daris Smythers joined J.C. Hendrix to purchase and develop the 73 acres and form New River Panorama Acres II, LLC. The Smythers brothers own and operate an excavating company and J.C. has over 40 years experience in real estate sales and subdivision development. Their combined expertise in land development and real estate sales were a perfect match, enabling them to keep development costs low and pass those savings on to buyers.

 

Recreational amenities include shared access to two nearby islands for camping, picnicking, and fishing. Lot owners also have access to trails and a cavern located on the first Panorama Acres subdivision which was developed in the early 1990s.  Click here for more info on recreation.

 

Two paved roads totaling 3,600 feet run through the development giving 27 of the 28 lots full road access.  They have now been officially named Pleasure View Drive and Trail Hollow Road. The roads have been built strictly to state specifications and will be maintained by the state. There are several different routes that you can take to arrive at the land that will take you through scenic and historic countryside.  Despite its rural location, you do not have to travel on any gravel roads to reach the subdivision.

 

Subdivision infrastructure development and improvements will continue into 2006.  All power and utility lines have now been placed underground so as to not obstruct the panoramic views. The subdivision entrance will be designed and erected very soon.
